During the sales and marketing process our Valuer will visit your home to measure up and take all the photographs, both internally and externally in order to present your home to it fullest potential. The value of your home will be discussed with you and relevant recommendations made. Our price will be based on current market conditions based on similar properties sold in the area and will be honest in our estimation.

We will erect our 'For Sale' board, should you wish, which is an important part of the marketing mix. We will post or email you a copy of the sales brochure before anyone else gets to see it. We will ask you to check them for accuracy.

Our Marketing plan will swing into place immediately on your instructions by first communicating with potential buyers currently on our files. Full colour sales particulars with internal photography, where appropriate, will be sent to potential buyers. Colour photographs of your home will be displayed in our sales window. Your property will be listed on our website within hours. All viewers of your home will be asked for their comments which we in turn will pass on to you immediately.

Valuations

This report is normally requested by Building Societies and Banks who fund your property purchase.

If you are obtaining a Mortgage then your Funder will require a Valuation to ensure that if the Mortgage is unpaid, then the outstanding amount of the mortgage will be covered.

If you are paying cash for a property and are not seeking a Mortgage you may wish to commission a Valuation Report to ensure that the purchase price is reasonable and that any major defects are i dentified by the Valuer.

Valuations are also required during Matrimonial Disputes, for Tax Purposes, and Probate. Our Surveyor is fully qualified to carry out these Valuations.
